VISION | OVERVIEW

Nestled in the picturesque and affluent Conejo Valley, The Oaks Shopping Center is undergoing one of the retail industry’s most exciting transformations. Under the direction of the center’s parent company, Macerich®, which is widely recognized for its successful redevelopments, The Oaks is being transformed from a traditional, enclosed shopping center to an upscale retail and entertainment destination that blends the best of enclosed shopping centers with the unique attributes and ambiance of an open-air specialty venue. The end result will be a relaxed and sophisticated setting that brings The Oaks’ timeless and graceful architecture to life.

The multi-phase expansion and renovation project will ultimately reconfigure The Oaks to become a blended enclosed and open-air retail destination. The initial phase includes the addition of a two-level, 138,000-square-foot Nordstrom Department Store, which opens Sept. 5, 2008, and reconfiguration of the adjacent two-level enclosed shopping center to replace the center’s existing theater, located on the lower level, with a new food court offering both indoor and outdoor seating. The Oaks will be the first Ventura County location for Nordstrom.

In addition to the mall reconfiguration and anchor addition, the initial phase will introduce an outdoor, approximately 103,000-square-foot specialty shop venue to the center’s east end. The two-level expansion will include specialty shops and restaurants and a state-of-the-art multi-screen cinema. Centered around an elegantly curved staircase leading to a fountain-centered courtyard below, the second level will be interconnected with shaded walkways. Lush landscaping, including additions to the center’s signature oak tree landscape, will be incorporated throughout the project to enhance the project’s graceful ambiance. The project’s design is a contemporary interpretation of the classic Southern California Spanish-revival style, creating a timeless space that will embrace the area’s architectural heritage.

The entrance to the open-air venue will feature four freestanding, upscale restaurants that will introduce additional dining choices for The Oaks’ patrons. Circling a piazza complete with valet parking, the restaurants will create a dynamic and seamless point of entry from which visitors can access the new theater, open-air shopping venue and enclosed shopping center. The new 14-screen theater will be the first VIP concept launched by Muvico Theaters in the United States, which will offer both the traditional movie-going experience as well as a luxurious balcony-level venue with a full bar and lounge, reserved seating, private concessions and attendants reminiscent of California’s legendary movie palaces.

To accommodate The Oaks’ visitors, a multi-level parking structure was built in the first phase and opened on July 21. A new second-level entrance to the enclosed shopping center was created in conjunction with the construction of the parking structure, which is located on the southwest side of the center.

To define the scope of The Oaks’ renovation and expansion, the center and Macerich worked closely with the City of Thousand Oaks. Overwhelmingly, feedback from the community shared a desire for additional moderate and upscale shopping options and a renewed sense of place for The Oaks.
